In October 2024, Calgary's housing market showed signs of improvement, particularly for higher-priced homes. Sales reached 2,174, similar to last year, with a notable 24% increase compared to long-term trends. Chief Economist Ann-Marie Lurie from CREB® noted that demand remains strong, though sales could be higher if more lower-priced homes were available. As of August 1, 2024, the housing market is showing signs of shifting conditions following a busy spring. The sales-to-new listings ratio dropped to 66%, leading to an increase in inventory, which rose to 4,158 units—an amount not seen in nearly two years, though still 33% below the typical July figure. Most of this inventory growth has been in homes priced above $600,000, easing the extreme sellers’ market seen earlier. Ann-Marie Lurie, Chief Economist at CREB®, notes that while supply challenges persist, particularly for lower-priced homes, the increased inventory has moderated the upward pressure on home prices. July sales were 10% lower than last year's record high but remained above long-term trends, primarily due to a decrease in sales of homes priced below $600,000. Despite the rise in inventory, the market still favors sellers, with the months of supply increasing to 1.8 months. In June 2024, Calgary's housing market experienced a notable decrease in sales, with 2,738 homes sold, marking a 13 percent decline from the previous year's peak. Despite an improvement in sales for homes priced above $700,000, lower-priced segments saw decreased activity, largely due to limited supply. Ann-Marie Lurie, Chief Economist at CREB®, attributed the sales pullback to ongoing supply constraints in affordable housing categories, where inventory continues to shrink, limiting choices for potential buyers. Although new listings also decreased compared to sales, resulting in a high sales-to-new-listings ratio of 72 percent, overall inventory levels increased slightly from last year, driven by gains in higher price ranges. However, total inventory remained significantly lower (down 40 percent) than long-term averages, contributing to a seller's market environment with only 1.4 months of supply available. Despite facing supply shortages in lower price ranges, Calgary's housing market continues to demonstrate strength. May witnessed a total of 3,092 resale home transactions, a number just shy of last year's record high but a substantial 34 percent surge compared to historical averages for the month. The dip in sales primarily stemmed from decreases in the availability of affordably priced detached and semi-detached homes, where options were limited compared to the previous year. Ann-Marie Lurie, Chief Economist at CREB®, noted, "Although there has been an uptick in new listings, much of this increase pertains to properties in higher price brackets for each category. The robust economic conditions have driven sales growth in these segments. However, the heightened demand in the upper tiers couldn't compensate for the dwindling activity in the lower price ranges, largely due to constrained supply." May witnessed a surge in new listings, reaching 4,333 units, marking a substantial 19 percent increase from the previous year. This influx of listings, compared with the sales figures, led to a drop in the sales-to-new listings ratio to 71 percent, contributing to a slight year-over-year inventory expansion. Nonetheless, inventory levels remained nearly half of the typical May figures, with the majority of gains observed in homes priced above $700,000. π HOUSING MARKET UPDATE FOR APRILπ In April, sales increased by seven percent compared to the previous year, reaching 2,881 units. Although the growth rate slowed down compared to earlier months, sales remained significantly higher than the long-term average for April, with much of the growth seen in more affordable, higher-density products. New listings also increased by 11 percent compared to last year, but only three percent higher than long-term trends, with 3,491 new listings recorded. Despite this increase, inventory levels are still declining, especially in lower-priced homes, with a 29 percent decrease in homes priced below $500,000. Conversely, there's been supply growth in homes priced above $700,000. High-interest rates are influencing demand towards more affordable properties while driving listing growth for higher-priced ones. Conditions continue to favor sellers, with a sales-to-new-listings ratio of 83 percent and less than one month's supply. Consequently, there have been further price gains in the market, with the unadjusted total residential benchmark price reaching $603,700, a one percent increase over the previous month and nearly 10 percent higher than last year's levels. π CALGARY HOUSING MARKET UPDATE FOR MARCHπ In March, the real estate market experienced a significant increase in sales compared to the previous year, with 2,664 units sold, marking a 10% year-over-year gain. However, despite a slight increase in new listings, the supply remained lower than typical levels for March, resulting in a tight market condition. The sales-to-new listings ratio rose to 84%, and the months of supply fell below one month, indicating high demand and low supply. Ann-Marie Lurie, Chief Economist at CREB®, noted that these conditions haven't been seen since 2006, attributing the tight market to high levels of interprovincial migration and a shortage of supply. This trend has persisted for three consecutive years, favoring sellers and driving up home prices. Real Property Report is a legal document prepared by an Alberta Land Surveyor that illustrates the property and the location of visible improvements made on the property relative to the property’s boundaries. It helps show the seller and the buyer outlines of the property and if the property, or surrounding properties, are encroaching on any municipal bylaws. Improvements on a property could be anything that modifies the property. These modifications can include, but aren’t limited to: Driveways, Garages, Decks, Fences An RPR also contains: The legal description of the property, Dimensions of the property boundaries, Designations of adjacent property, roads, lanes, driveways, etc. Location and size of any encroachments on or off the property, Surveyor' s information. Sellers are responsible to provide this document with evidence of municipal compliance. Not having the updated and compliant RPR can result in problems at closing or even rescission of the purchase contract! π CALGARY MARKET UPDATE FOR FEBRUARY 2024π In February, the real estate market in Calgary experienced a continuation of low inventory levels and high demand, resulting in significant price gains. Despite an increase in new listings to 2,711 units, sales surged by nearly 23% compared to the previous year, totaling 2,135 units. This surge in sales, coupled with the rise in new listings, maintained an exceptionally high sales-to-new listings ratio of 79%, keeping inventories near historic lows. Consequently, the months of supply fell to just over one month, indicating extremely tight market conditions similar to those observed in the spring of the previous year. Ann-Marie Lurie, Chief Economist at CREB®, noted that purchasers are acting swiftly upon new listings, preventing significant inventory growth. This dynamic of strong demand and limited supply continues to drive price increases in Calgary. The most significant supply challenge is observed in homes priced under $500,000, with inventories dropping by 31% compared to the same period last year. However, there's a slight uptick in supply for higher-priced homes, leading to more balanced conditions in the upper end of the market. In February, the unadjusted detached benchmark price reached $585,000, marking a gain of over two percent compared to the previous month and over 10% higher than the same period last year. Among different districts, the East district, known for its affordability, experienced the highest year-over-year price growth at 25%, while the City Centre reported the slowest price growth in the city, at under five percent, likely due to relatively better supply levels.
